01 ~   Start With a Plan
Every successful home search starts with understanding your goals and your numbers. We’ll talk about what you’re looking for and what matters most to you. When you’re ready to begin touring homes, connecting with a lender helps determine how much a bank is willing to lend you. Knowing your buying power helps us identify the price range, locations and types of homes that make sense to explore—so we can search strategically

02 ~   Get Preapproved 

Getting preapproved may sound intimidating, but the process is easier than many first-time buyers expect. Your lender will review your income and debts and may ask for documents such as pay stubs, W-2s or tax returns and bank statements 
In many cases, you’ll have an answer within 24 hours.
Yur lender will also determine whether you may qualify for down payment  assistance that can reduce the amount you need upfront.

03 ~   Search Smarter

Now the fun part—but we're looking at more than pretty kitchens. We'll compare price, condition, location, taxes, potential repairs, days on market and comparable sales so you can understand what you're getting for your money.
Your preapproval gives us the financial boundaries; the search helps us determine where your budget and your priorities meet.

04 ~  Build a Strong Offer 

An offer is more than the purchase price. We'll help you evaluate offer price, earnest money, financing, closing date, inspection terms, seller-paid closing costs or concessions, included items and other contract terms.
We'll also consider the home's days on market, condition and current competition to determine where we may have negotiating room—and where moving quickly may matter. The goal isn't simply to “win” the house; it's to structure an offer that makes sense for you.

05 ~  Navigate the Details

Once you’re under contract, you’ll complete your home inspection, work through any repair negotiations, and your lender will continue processing your loan and order the appraisal.
Think of us as your gateway throughout the transaction. We’ll stay connected with your lender, closing attorney, inspectors, listing agent and other parties—tracking deadlines, communicating updates and making sure everyone is doing their part to keep the transaction moving smoothly.

06 ~ Close & Get the Keys

Before closing, you’ll complete a final walkthrough to make sure the home is in the expected condition and any agreed-upon repairs have been completed. You’ll also review the final numbers and documents for your purchase.
At closing, you’ll sign the required documents, provide any remaining funds due and ownership will officially transfer to you. Then comes the part you’ve been waiting for—the keys to your first home.
